In 2020 planning and a vision to 2050 of Dong Nai, this province will play a role as a dynamic economic development region of Ho Chi Minh City and the country; a regional and national international trade hub. Also from here, the wave shift of real estate enterprises to Bien Hoa city is starting to get excited.
LTS: Bien Hoa city is a grade I city, also an important traffic hub of the southern key economic region, through which Dong Nai River flowing, 30 km from the center of Ho Chi Minh City, and 90 km far from Vung Tau city. Bien Hoa is the city under the province with the largest population in the country, equivalent to two central cities, namely Da Nang and Can Tho, and higher than the population of 37 provinces and central cities. Especially, Bien Hoa city owns 5 large industrial parks, with more than 400,000 employees and about 10,000 foreign experts. However, the real estate market here has not developed to the maximum level for many years.

The approved construction planning of Dong Nai province by 2020, with a vision to 2050, stated that: By 2020, Dong Nai is basically a developed industrialized province, by 2030, will have become a modern industrial - urban center, a high-quality trade and service center along with a balanced and sustainable modern forestry development.
By 2050, it will focus on improving the quality of urban area and developing ecological urban model. In addition, Dong Nai will act as a driving force economic development region of Ho Chi Minh City and the country, a trading gateway of 3 economic regions, an international trade hub of the region and the country.
In particular, the province sets Bien Hoa city as Region I, an industrial - urban - service region, in which focus on developing urban area and multi-functional high urbanization associated with the development of hi-tech industrial parks, sector-based industry, supporting industries and development of regional trade and financial centers; Large logistics center, development of services of tourism, entertainment, landscape tourism, culture and history...

Also in Expanded Ho Chi Minh City Planning announced by the Prime Minister in early 2018 with the fact that Ho Chi Minh City is the economic center of the region and 7 sub-regions, including Dong Nai, located in the west of the expanded HCMC region from the main center that is Bien Hoa city, Long Thanh will develop an general economy in services, multidisciplinary industries and high technology. Enhance the development of functions of commerce, health, education - training, sports, research, technology transfer, commodity center...
To realize the story of regional connection, Dong Nai province has also developed key transport projects connecting Ho Chi Minh City to the province's grade I urban center that is Bien Hoa, specifically approving a series of key routes connecting the region: Under the plan to 2030, include Ben Luc - Long Thanh expressway, Dau Giay - Phan Thiet expressway, Dau Giay - Da Lat expressway, Bien Hoa - Vung Tau expressway; Extend Metro Line 1 from Ben Thanh District 1, Ho Chi Minh City following 2 directions to Bien Hoa city and Di An city center (Binh Duong province)...
Especially, in response to the above plans, Architect Nguyen Chi Hung of the Urban Design Institute, the Ministry of Construction, said that: Bien Hoa has a particularly important strategic position, located in the center connecting the Southeast, the South Central Coast, South Central Highlands, especially Bien Hoa is the gateway connecting to the national largest urban center that is Ho Chi Minh City.
Large real estate enterprises have clearly seen these advantages to divert investment here. Thereby, M&A deals, "underground waves" of acquiring land funds as well as real estate projects to prepare for the landing of the project to welcome the boom of planning took place in Bien Hoa.
For example, in 2019, Novaland Group acquired almost the entire 700-ha Long Hung urban area in Long Hung commune, Himlamland Company acquired the 4-ha apartment project in Bien Hoa city. In 2020, Hung Thinh Land also acquired a land bank with more than 2 ha in Bien Hoa city.
The new projects has also been actively implemented such as Kim Oanh Real Estate Company, Hung Thinh Land, Novaland ... recently offered for sale continuously.
A big shift in 2021
Bien Hoa city is being considered to be a repeat history by real estate market analysts as Di An city and Thuan An of Binh Duong province from 2018 to 2019. Specifically, Di An and Thuan An markets, in previous years, were always absent of real estate projects, especially product lines to meet residential demand for workers working in industrial zones in these two areas as well as in Ho Chi Minh City.
However, after the traffic infrastructure connecting to Ho Chi Minh City is interested in building, the real estate enterprises here develop strongly. Its peak is that in 2020, more than 10 condominium projects were formed and developed here.
Mr. Nguyen Hoang, Director of Research and Development of DKRA Vietnam (R&D DKRA Vietnam) made a judgment that Bien Hoa city is considered as a satellite city of Ho Chi Minh City, but it has not fully used up its potential and advantages as well as not stimulate market demand.
On the other hand, the projects of transport - social infrastructure in Bien Hoa and around Bien Hoa for recent years have not had many outstanding breakthroughs. Thereby, the apartment segment is also limited, the supply is modest and the product type is not diverse.
Besides, Mr. Hoang judged that from the beginning of 2021, the apartment segment in Dong Nai will be likely to begin to have positive progress. The bright spot would be Bien Hoa and the vicinity of Long Thanh airport; or the expansion of the Hanoi Expressway connecting to Ho Chi Minh City, Ho Chi Minh City’s constructing and putting into operation Mien Dong Moi Bus Station ... There were reasons to believe that this segment would soon develop, that was: Apartments were the inevitable trend of the city, especially in special cities such as Bien Hoa - satellite city of Ho Chi Minh City.
In particular, Mr. Hoang said that when Ho Chi Minh City and Binh Duong markets developed strongly, the price got high, Bien Hoa would be a new market with many advantages to attract developers, individual investors and residential buyers.
Dong Nai is a province bordering Ho Chi Minh City with many industrial zones, has a great demand for housing for the workforce that are workers, managers, senior managers, domestic and foreign experts. New supply source in current and short-term apartment segment in Bien Hoa is very limited, so this is an opportunity for customers to buy to for residential and investment purposes. At the same time, the apartment prices here are very attractive and competitive compared to other places.
Mr. Ngo Quang Phuc, General Director of Phu Dong Group highly appreciated the prospect of Dong Nai real estate market, especially Bien Hoa city. Because with the advantage of being the center of the southern key economic region, directly connected to District 2, District 9, Thu Duc of Ho Chi Minh City, and a series of key infrastructure projects about to be commenced such as Dau Giay - Phan Thiet Expressway, Bien Hoa - Vung Tau Expressway ... Bien Hoa will continue to hold the "leading position" in the real estate market in the suburban area of Ho Chi Minh City.
In particular, the regional planning of Ho Chi Minh City by 2030 has oriented the development of this region to become a modern economic zone, a major economic center of the country and Southeast Asia.
"In which, Bien Hoa city is a driving force in the East, has a close connection with the central nuclear urban area of Ho Chi Minh City, and is also an important traffic hub of Ho Chi Minh City. The development of real estate projects in the apartment segment here is receiving great attention, because in my opinion, the potential and housing demand in Bien Hoa is currently the best in the provinces bordering Ho Chi Minh City ”, Mr. Phuc emphasized.
