LTS: Bien Hoa city is a grade I city, also an important traffic hub of the southern key economic region, through which Dong Nai River flowing, 30 km from the center of Ho Chi Minh City, and 90 km far from Vung Tau city. Also in Expanded Ho Chi Minh City Planning announced by the Prime Minister in early 2018 with the fact that Ho Chi Minh City is the economic center of the region and 7 sub-regions, including Dong Nai, located in the west of the expanded HCMC region from the main center that is Bien Hoa city, Long Thanh will develop an general economy in services, multidisciplinary industries and high technology. To realize the story of regional connection, Dong Nai province has also developed key transport projects connecting Ho Chi Minh City to the province's grade I urban center that is Bien Hoa, specifically approving a series of key routes connecting the region: Under the plan to 2030, include Ben Luc - Long Thanh expressway, Dau Giay - Phan Thiet expressway, Dau Giay - Da Lat expressway, Bien Hoa - Vung Tau expressway; Extend Metro Line 1 from Ben Thanh District 1, Ho Chi Minh City following 2 directions to Bien Hoa city and Di An city center (Binh Duong province)...


Especially, in response to the above plans, Architect Nguyen Chi Hung of the Urban Design Institute, the Ministry of Construction, said that: Bien Hoa has a particularly important strategic position, located in the center connecting the Southeast, the South Central Coast, South Central Highlands, especially Bien Hoa is the gateway connecting to the national largest urban center that is Ho Chi Minh City.


Large real estate enterprises have clearly seen these advantages to divert investment here. Thereby, M&A deals, "underground waves" of acquiring land funds as well as real estate projects to prepare for the landing of the project to welcome the boom of planning took place in Bien Hoa.


For example, in 2019, Novaland Group acquired almost the entire 700-ha Long Hung urban area in Long Hung commune, Himlamland Company acquired the 4-ha apartment project in Bien Hoa city. In 2020, Hung Thinh Land also acquired a land bank with more than 2 ha in Bien Hoa city.


The new projects has also been actively implemented such as Kim Oanh Real Estate Company, Hung Thinh Land, Novaland ... recently offered for sale continuously.


A big shift in 2021


Bien Hoa city is being considered to be a repeat history by real estate market analysts as Di An city and Thuan An of Binh Duong province from 2018 to 2019. Besides, Mr. Hoang judged that from the beginning of 2021, the apartment segment in Dong Nai will be likely to begin to have positive progress. The bright spot would be Bien Hoa and the vicinity of Long Thanh airport; or the expansion of the Hanoi Expressway connecting to Ho Chi Minh City, Ho Chi Minh City’s constructing and putting into operation Mien Dong Moi Bus Station ... There were reasons to believe that this segment would soon develop, that was: Apartments were the inevitable trend of the city, especially in special cities such as Bien Hoa - satellite city of Ho Chi Minh City.


In particular, Mr. Hoang said that when Ho Chi Minh City and Binh Duong markets developed strongly, the price got high, Bien Hoa would be a new market with many advantages to attract developers, individual investors and residential buyers.


Dong Nai is a province bordering Ho Chi Minh City with many industrial zones, has a great demand for housing for the workforce that are workers, managers, senior managers, domestic and foreign experts. New supply source in current and short-term apartment segment in Bien Hoa is very limited, so this is an opportunity for customers to buy to for residential and investment purposes. At the same time, the apartment prices here are very attractive and competitive compared to other places.
