According to the People's Committee of Dong Nai province, in 2019, Bien Hoa city has a population of up to 1.1 million people, excluding a large number of employees working in 5 industrial zones in this city. However, the Department of Construction of Dong Nai province said 80% of the workforce here is lacking sustainable houses.

Crowded population, unsuitable project


Mr. Le Van Tuan, currently working as an engineer at a foreign leather shoe factory in Amata Industrial Park, Bien Hoa city said that in 2014, he graduated from Ho Chi Minh City University of Technology and decided to work for this factory. He is now married and has children, so he also wants to have a stable life. Although Mr. Tuan's salary compared to the common level in the area is considered quite high, but he hasn’t still afforded to buy a house.


Because at present, there are not many real estate projects in Bien Hoa, only from 2019 to now, there are bare land projects, townhouses but mainly located in the area of Highway 51 and the prices are not affordable. It’s impossible to buy an existing townhouse in Bien Hoa city. That is why Mr. Tuan and his wife chose to make savings account at the bank and live at a boarding house.


Ly Hao, a 48-year-old Taiwanese engineer, has been working in Bien Hoa Industrial Park for 8 years. He said to correspondent Nhadautu.vn that, his working schedule at the factory in this industrial park started from 8 am and ended at 5 pm. But, he still rented an apartment in District 2, Ho Chi Minh City and daily drives to work and back to his place of residence between two cities.


Although it is very inconvenient to move far away, Mr. Ly Hao said that he used to rent an apartment in the city before in Bien Hoa city but felt unsuitable, because people lived noisy, the necessary living facilities lacked such as swimming pool, walking path ...


“In fact, the need of experts like us after work is a quiet apartment to rest, with facilities right in the apartment area such as swimming pool, gym, sports center, shopping mall. Shopping ... However, in Bien Hoa nowadays, there is a lack of houses like this ", Mr. Ly Hao said.


Seen from the fact of the market in Bien Hoa city for the past time, Dong Nai Department of Construction said that the main product lines being developed here are bar land projects, townhouses, such as: Bien Hoa New City, Aqua City, Long Hung ... The existing apartment product line is 4 social housing projects. Also from 2015 onwards, there have not been any commercial apartment project in Bien Hoa city.


Four social housing projects include: Apartment building in Quang Vinh ward, invested by Dong Nai Housing Joint Stock Company; social housing project in Buu Long ward of Xuan Mai Corporation; housing project for low incomers in Tam Hoa ward invested by Son An Urban Development And Investment Joint Stock Company; Social housing project in Tam Hoa ward invested by Cuong Thuan IDICO Development Investment Coporation, with total of just over 2,000 units.


Also according to Dong Nai Department of Construction, there are currently more than 1.1 million people, more than 400,000 employees and about 10,000 foreign experts in Bien Hoa city, and is also a city adjacent to 20 major industrial parks of HCM city and Binh Duong city - where tens of thousands of experts and workers live and work, therefore, the housing demand in Bien Hoa is always at a very high level.


Besides, the province has also created conditions for enterprises to develop projects for the past decades, such as Waterfront urban area in Long Hung commune, Bien Hoa city. According to the planning, the project has total area of 366.7 ha, population size of about 45,000 - 48,000 people, is expected to be a high-density urban area with integrated technical and social infrastructure, in accordance with the central role in the overall urban development area of Long Hung and surrounding areas. However, the project has not been implemented for many years, the partnerships have fails to work together and the scale of the project has been reduced by half, only 170 hectares left over. But until now, this project has remained motionless...


Lack of real residential project



A real estate corporation's representative said that real estate development in any area must be calculated and based on real needs of people in that area. In Long An province, for example, real estate firms can’t develop apartment projects but only develop townhouse projects because the residents and the housing demand here is only at the townhouse level.


Or in Long Thanh district of Dong Nai province, Mr. Phuc said that he only developed urban projects with townhouse type or at a higher level adjacent villas because land area here was large with sparse population, which can’t develop condominium projects, so there are no condominium projects in Long Thanh.


However, for Bien Hoa market, he showed that it’s required to redefine the development product line accordingly for this place, especially the development of high-end apartment real estate products, not just social housing or bare land, townhouse...


“For Bien Hoa, the number of employees and experts in industrial zones is huge. In particular, workers here are quite young with an average age of 30 to 45 years old, their housing needs will be a product line with reasonable prices, with full amenities and quiet space. And the most suitable product line is the apartment, but in fact, it has been absent for many years in this market. So if Bien Hoa city and Dong Nai province focus on developing this segment, the housing problem must be solved”, the representative said.


According to Mr. Le Manh Dung, Deputy Director of the Department of Construction of Dong Nai province, the models previously developed most strongly in Dong Nai province in general and Bien Hoa city in particular were the product lines of townhouse, bare land, but the apartment segment was not developed. However, considering the fact that the housing demand is on the rise in Dong Nai and especially in Bien Hoa city, recently the province reviewed the development direction for the real estate market to achieve the goal of meeting the needs of residents, especially workers and experts in Bien Hoa city.


Mr. Dung also said that there were large enterprises such as Hung Thinh Land and Himlamland coming here to develop the apartment project, but not enough to meet the housing needs of people.


Besides, many experts believe that the current Vietnamese real estate trend and the following years are developing in the direction of industrial zone real estate. Specifically, Vietnam has just celebrated the 30th anniversary of the development of industrial zones, industrial clusters and export processing zones. But when looking back at 30 years of development, although the industrial parks and export processing zones have increased strongly, the fact that foreign factories come to Vietnam to develop is quite strongly, but the story of housing project development around industrial zones is not focused by provinces and cities.


Mr. Su Ngoc Khuong, Senior Director of Savills said that the trend of developing real estate projects around industrial zones and clusters began to take shape in the southern provinces and cities. These product lines began to pay attention to customers who are workers and experts in industrial zones, but the supply in this segment has not met the actual demand yet. Therefore, in the coming time, this product line will be a new trend and strongly develop.
