HEALTHCARE REAL ESTATE IS INTERESTED AFTER THE PANDEMIC

The impact of Covid-19 has changed the real estate trend, in which the healthcare apartment line is getting more attention with the introduction of new projects.

According to Forbes, for the past two years, the health-oriented real estate market in the world had tended to skyrocket, achieving double-digit growth. And according to a report from the Global Wellness Institute (GWI) in 2019-2020 period, despite the epidemic, healthcare real estate grew by more than 22%.

"The pandemic has brought the idea of "real estate for people's health" into the mainstream and the growth of this market has far exceeded our expectations," Ophelia Yeung, senior researcher of GWI, said.


Seven countries (USA, China, Australia, UK, Japan, France and Germany) account for 82% of the healthcare real estate market, in which the US and China alone account for 60%.
Katherine Johnston, another senior researcher of GWI, commented that Covid-19 forced consumers to see their homes and living environment in a whole new way. Healthcare real estate is rapidly moving from choice to necessity.


In Vietnam, according to a recent survey of Vhome - a data channel developed by VnExpress, more than 10.6% of respondents thought that ecological and healthcare space, utility investment rate were the elements most interested by them before deciding to buy the project. Projects that focus on health facilities and ecological living environment are also being sought the most at the second Vhome Expo.


A survey of real estate market research unit JLL conducted in the second quarter of 2021 also showed that 65% of real estate investors were interested in green buildings, towards healthcare.


These figures show that investors in Vietnam are starting to pay more attention to healthcare real estate. Commenting on this trend, Mr. Tran Ngoc Chinh, Chairman of the Vietnam Urban Development Planning Association, said that after the 4th wave of Covid-19, the people's healthcare demand increased, home buyers now want to have a healthy living space with green, safe, non-crowded architecture with low construction density for distancing. This is a leading factor in the development of the healthcare real estate market.

Besides physical health, mental health during the pandemic is also a big concern for families. In a keynote report published in October, UNICEF warned that Covid-19 was likely to impact the mental and physical health of children and young people in many following years. According to experts, a balanced living space, connected with nature, lots of green areas will also make a significant contribution to minimizing the above situation.


This has affected the trend of owning a second home of many families, especially real estate projects located near potential tourism and resort areas.
